I'd say It's not just an LA thing but rather a trend here in the U.S.
In Miami, the Wynwood area, as well as neighboring Edgewater, Little Haiti, and Brownsville were always historically undesirable "Hood" parts of town, filled with warehouses and homelessness. After 2010, breweries, art galleries, and hipster bars started popping up left and right, then construction cranes followed, giving birth to now Wynwood Arts district. Needless to say this part of town has seen so much development in the past few years it's almost unrecognizable.

It somehow feels as if developers are able to score land(and permits) in these areas, to either build ground up or rehab abandoned buildings, and cater strictly to young millennial professionals, and since "hip" is in...

Some will call it progress, some call it gentrification... to each their own
